E-Conveyancing – What to bring to your first appointment

The introduction of electronic conveyancing has brought about a number of changes to how a conveyancing transaction is carried out.  Regardless of whether the settlement is completed online through Property Exchange Australia or in house at the Land Titles Office, the following new procedures must be complied with:

Verification of your Identity

You must be formally identified by your Conveyancer or Solicitor. You will need to attend a face to face interview and produce your original identification documents.  Examples of acceptable documentation include:

  • Passport
  • Birth Certificate
  • Marriage Certificate or Change of Name Certificate
  • Drivers Licence

Verification of your Authority

You must provide evidence that you have authority to deal in the transaction.  The evidence should connect you to the property and documentation may differ depending on whether you are a buyer or a seller.  Some examples include:

  • Contract of Sale
  • Mortgage Documentation
  • Rates Notice
  • SA Water Notice

Client Authorisation

You will be asked to sign this document at your first appointment.  It allows your Conveyancer or Solicitor to legally act on your behalf and sign specific documents as listed in the Client Authorisation.

Certificates of Title

Duplicate Certificates of Title are no longer issued.  This means that you do not need to produce this document if you are a seller.  If you are a buyer you will be provided with a Confirmation of Registration certificate rather than a duplicate Certificate of Title once the settlement has taken place.
